DSCR Foreign National Program

The loan is based on the cash flow of the subject property.

Foreign nationals can qualify for the loan using only the cash-flow from the property or their debt service coverage ratio (DSCR).

  • Loan amounts up to $1,500,000, minimum loan amount $150,000
  • Max cash out $500,000
  • First time investor allowed
  • Fixed Rates, ARM’s, and Interest Only options.
  • No US credit required
  • Single Family, Condo, Townhome, Multi-Family and Condotels
  • Purchase, refinance, and cash-outs
  • 3 year seasoning for foreclosure, short sale, bankruptcy or deed-in-lieu
  • Must have valid foreign Passport
  • Minimum of 30-days asset verification required; any large deposit will be sourced
  • Permissible Non-immigrant Visa types or borrowers from countries participating in the State Department’s Visa Waiver Program are permitted
  • Must live and work in another country and be a legal resident of that same country
  • Borrowers without US credit must provide 2 credit reference letters
  • Must have 12 months reserves or 6-months with 5% LTV reduction and price adjustment
  • Cash out may be used to satisfy requirement
